Bank Simpanan Nasional (BSN) Housing Loan

Bank Simpanan Nasional (BSN mean National Savings Bank) is a saving bank owned by Malaysian’s government that offer wide range of banking and finance products located in Kuala Lumpur. One of the banking and finance products include the mortgage loan where BSN offer a unique housing loan namely BSN GIRO Home for individual who want something different and affordable in a very competitive mortgage loan market.

BSN GIRO is tailored to be universal so it can suit with any individuals who work in all kinds of occupations, income they gain per month and their age groups. There are two home loan packages both with different unique perks namely Second Charge and 2 Generations. The BSN Second Charge is a home loan designated for the government servants and other government agencies as an additional loan where the existing loan that they are entitled to gain is insufficient while the BSN 2 Generations package is a joint loan consisting of two generation between a parents and child who still in learning institution pursuing studies at any level, age 21 and above, and would graduate in three years time. Thus, the 2 Generations will provide a longer loan period and let the parent still have their income intact for a period of five years.

In addition, the bank can also opt to offer zero moving cost (ZEC) to absorb all the borrowers’ initial entry cost that has been set up including valuation and legal fees. Both BSN home loans offer a finance starting from RM 50,000 to RM 100,000 and above with an interest rate of 6.95% p.a. to 4.40% p.a. Both loans also have a margin up to 90% of the property value with another 5% when the borrowers include the MRTA.

Repayment

The loan tenure for the BSN Second Charge and BSN 2 Generations is up to 35 years or till age 70 years old whichever comes first. The repayment systems for BSN housing loans include online transfer, ATMs, Interbank GIRO fund transfer, standing instructions facility, desks at CIMB branches, mail or phone banking.

Fees

Mainly all the housing loan packages from BSN will charge the borrowers a rate of 1% of the outstanding amount for the late penalty fee, a RM 50 which subjected to 6% GST for the redemption letter fee upon request and a RM 20 with 6% GST for the letter for EPF withdrawal fee.

Eligibility

The BSN Second Charge and BSN 2 Generations is eligible to all Malaysian citizens and permanent residents who works as a government or self employed earning a minimum annual income of RM 24,000 and age 21 years old to 70 years old.

Documents

Customers have to provide some supporting documents in order for the bank to process the loan application like the documents listed below:

For salaried applicant

  • A copy of NRIC or Identity Card
  • A copy of sales and purchase, letter of offer or booking receipt from the developer
  • A copy of individual title deed
  • A copy of property valuation report for completed properties
  • Latest copy of 3 consecutive months salary slips
  • A copy of letter of employment

For self employed applicant

  • A copy of NRIC or Identity Card
  • Latest copy of 3 to 6 consecutive months salary slip
  • A copy of business registration Form 24 and Form 49
  • A copy of sales and purchase, letter of offer or booking receipt from the developer
  • A copy of individual title deed
  • A copy of property valuation report for completed properties
